Double Story Beach House Designs – Located just 500 feet from the Atlantic Ocean, this quarter-acre lot was purchased more than 40 years ago by a couple who hoped to one day build on it. Building code involves extensive negotiations with the state, county, and city, all the way to when they are ready to build. Eventually, they were granted permission to build a small, two-story house with a 15’x 20′ footprint designed by Bates + Masi Architects.
Just because the house is relatively small doesn’t mean they have to go the boring route. Located in Amagansett, New York, the Hampton Beach House incorporates geometric changes while maximizing natural light.

They are required by FEMA to build homes six feet above grade, and the city limits them to just 25 feet above grade. That leaves only 600 square feet to work with. By extending the volume upwards, the interior feels larger and allows for an internal light well that brings light to the ground floor.

Upstairs, the bedroom and study are separated by a glass wall on either side of the light well, creating a larger space.
Each room has its own mechanical unit, which is energy efficient but also eliminates the need for floor and roof drains. This helps to reduce the overall height of the house.
