Lynn sold my dad’s house and gave me great advice and support throughout the process. With three large bedrooms with BIR’s, central open plan kitchen with stainless steel gas hob, electric oven and dishwasher, overlooking the dining area. I am writing to you today because I think it is important for the confidence of our community that people understand what is happening in the real estate market. There seems to have been a lot of negative press about house prices lately, which I know can affect people’s perception of their own situation. Along with everything else going on, uncertainty about the housing market can even affect some people’s mental health. Statistics from the REIV show that consumer confidence and house prices go hand in hand, so hopefully what I’m about to share with you will put a little more pep in your step! We consider ourselves very fortunate to work in an industry that is considered an essential service (buying, selling and renting housing) and we do not take this for granted.
At Ray White Croydon we have seen very little change in house prices since the start of the year (so before the corona virus). We are one of the few agencies in the area that conduct online auctions and we currently list approximately 50% of homes for auction and 50% for private sale. We find that our auction properties sell in an average of 22.3 days (March to July 2020), while private sales average 45 days. Between March and July this year, 87.5% of our properties sold on auction day (12.5% of those before the day) and 100% sold within a week of auction. 100% of these properties sold above reserve price – anywhere between $8,000 and $100,000 above.
REIV statistics for the June 2020 quarter have just been released and show median house prices varying across the Maroondah and Yarra Ranges, from a 6.1% drop in Croydon Hills to a 20.6% increase in Croydon North. Interestingly, the only local suburbs to record more than 30 sales in the area (meaning the median price is more accurate) were Croydon, which was 0.9%, and Ringwood, which was 0.8% in the previous quarter. The interesting fact is that all the suburbs we closely monitor in the Maroondah and Yarra Ranges were up 5% on last year (except Warranwood, which was down 0.8%). This again shows that the market has generally performed very well.
In the coming weeks, while Melbourne is in isolation, the real estate industry can continue to list and sell houses, although of course the process will look a little different. Instead of an open house, we now do private viewings by appointment only. At Ray White Croydon we have software that allows buyers to book 10 minute viewings online. All potential buyers are required to sanitize their hands before entering homes and wear face masks (starting Thursday) when viewing properties. After each private viewing, our well-trained agents will clean high-traffic areas (like cages and door handles) before the next viewer comes through. Our agents will also wear face masks and clean their hands regularly.
